Profile

Julia Schenk is an associate in Burke, Warren, MacKay & Serritella’s Real Estate and Corporate groups. Julia earned her B.A. in Philosophy-Neuroscience-Psychology, with a Marketing minor, from Washington University in St. Louis in 2014 and her J.D., summa cum laude, from The John Marshall Law School in 2018.

Julia is a native Chicagoan and attended The Frances Xavier Warde School and Walter Payton College Prep. During law school, she served as Executive Justice of John Marshall’s Moot Court Honors Program, wrote for the Law Review, and completed a judicial externship at the Illinois Appellate Court, First District. She was a summer associate at the Firm in 2017.

Experience

  • Represented a governmental entity in various land acquisitions involving private and public easements and agreements; orchestrated solutions to property encroachment matters, performed title and survey review, negotiated title commitments and pro forma policies, drafted closing documents, etc.
  • Represented an automobile dealership client in various sale, financing and leaseback transactions; assisted in resolution of property boundary dispute.
  • Prepared documentation for perpetual and temporary easements for gas lines and electrical services.
  • Drafted a commercial credit application on behalf of an automobile dealership.
  • Prepared leases, subleases, lease amendments (expansion and reduction of premises, relocation, exercise of options to extend and options to terminate), assignment and assumption of leases, and guaranties on behalf of shopping center tenants and landlords, industrial and commercial tenants, and landlords of commercial office buildings.
  • Drafted parking license agreements and storage space leases.
  • Drafted and reviewed tenant Estoppel Certificates and Subordination, Non-Disturbance and Attornment Agreements.
  • Performed due diligence (contract and lease review) on behalf of clients’ acquisitions of office buildings and shopping centers.
  • Reviewed and drafted various corporate agreements: nondisclosure agreements, staffing agency contract, intellectual property submission agreements, participating addendums to national supplier agreements, shareholders’ agreements, warehouse agreements, industrial lighting agreements, etc.
